What is Hot Tub Maintenance?

If you are a new hot tub owner or new to renting out a vacation home with a hot tub, you may be wondering what exactly is included during maintenance checks and, more importantly, why it is needed on a weekly basis if you have vacation rental guests. Weekly maintenance on your hot tub will reduce the risk for repairs later, and ensure you have the cleanest, and most comfortable hot tub possible. 


Maintain Overall Cleanliness and Function: The hot tub motor, pump, jets, bromine feeder, and all other working parts need to be checked on a regular basis, especially if vacationing guests have used the tub. Guests are notorious for needlessly pressing buttons on the control panel, overflowing the tub with need for the addition of water, leaving the cover off, losing locks in the snow, and allowing children to play in the tub like they would a swimming pool. The shell may need a periodic scrub down. The cover lifter and cover need to be inspected for damage or excess wear. 


Water Chemical Test: Hot tub water should be checked before and after each guest stay and possibly during the guest stay for large groups or stays more than five days. Pumps, seals, covers, jets, and filters are at risk for breakdown or damage when chemicals are not in the correct balance. 


Shocks: A shock (high concentration of bromine and chlorine) is typically needed once per week to rid the water of bacteria and other organic matter. Shocks keep the water comfortable and sanitary. 


Filter Checks and Cleans: To keep the filter in good working order, it needs to be pressure washed once a month to remove the debris it collects while filtering the water. Filters need to be replaced altogether on a quarterly basis or sooner if too dirty to be effective. 


Water Changes: Hot tubs are the most-requested amenity for vacation homes by short term renters. Groups who use the tub, are typically much heavier users than the average homeowner. The hot tub water requires more frequent changes due to higher TDS (total dissolved solids).
